Staff were very helpful and room was quite comfortable.

Had to lugg suitcases up 3 flights of stairs and my husband injured his back very badly which affected the rest of our holiday.

Room we were booked into was flooded - staff didn't notice

The location of the guest house is excellant. Very convenient to go into the city centre by public transport and most of all the bus stop is very near to the guest house. It is convenient to park the car outside the guest house and stroll into town without any worries of car safety. The staff were very friendly and offered valuable advice about the transportation. They provided a fairly good breakfast, but, the choice was limited.

The room itself requires a good attention. We were on the ground floor due to my medical reasons, however, the bathroom was too small with a tiny wash basin and in addition, a pipe was leaking which wet the floor. The shower cubicle is also too small and is only suitable for a child. They should also provide a proper table and chairs in the room and proper notices about what is available from the management, ie ironing board, hair dryer, fan etc. It was warm and no fan was provided. Finally, I think they should consider re-decorating room 9 and enlarge the bathroom.

Our room was directly underneath the dining room which had a wooden floor so when the first person went in for breakfast that was it for us. Really noisey. Doorbell went throughout the night. TV didn't work. No shower gel, cups in bathroom. There was tea and coffee making facilities and although we didn't expect biscuits we got muesli instead??

I did not enjoy anything about this place - it was dingy, grubby, cold and the service was terrible. The breakfast was cold and the staff did not know how to cook porridge - despite this being a Scottish bed and breakfast!! I would not recommend this place to anyone. It was a disgrace and the description on the web site is very misleading. Any establishment that asks for the full amount to be paid up front before you see the room must be suspect. I can only conclude that people have refused to pay in the past and no wonder.

Great location to City Centre and good overall value.

Our room was situated under the dining room which was somewhat unpleasant as we we woken up by the sound of chairs being dragged around.

    proximity to town.Nice staff.

Room small. Wallpaper coming off wall. Bedside lamp but no accessible wall plug.Poorly hung curtains. Poor cold breakfast.Old furnishings.

    Very friendly staff

Only 2 channels available with good reception on television.

I thoroughly enjoyed my stay at Kaimes. The staff couldn't have been more helpful or friendly. We got clean sheets, towels, fresh soap everyday without even asking. The room was immaculately clean. I booked expecting a continental breakfast, on arrival we were told that there would be a complimentary cooked breakfast also if desired. Free wifi is provided. The guesthouse is approx 1.8 miles from the centre of the city, if you're not up for the walk there is a bus stop just outside with buses every 10 mins at peak hours. The locality has a few shops/restaurants and is near the outskirts of the city. Excellent value for money.

The beds were not very comfortable, but apart from that, you get more than what you expect for the price in this place.

The location was great with the bus into the city centre right outside the door. a small pub located near by and a couple of takeaway food shops but no restaurants nearby. The young girl who works there was so helpful. When we could not find a laundry to do our washing she did it for us (and hung it on the line). What a gem! Free internet was also great. Great breakfast provided.

The room was incredibly small and the first morning we had no hot water.

Hotel was conveniently located for everything we wanted to do during the weekend.

Room occuoied by my wife and I was below the standard of the other rooms used by our party. Furniture was old, basic and shabby. "Bathroom" was a very narrow room, with little space to move. Was suffering from dampness with a lot of mildew visible. I did not think this room was worth £80 per night

This was an overpriced rip off!!!!! This was supposed to be a double room it was infact a single room with a double bed squeezed in . on arrival I was left waiting at the main door and had to ring a bell 3 times for an answer!!! There is no public telephone,

There was no public telephone ,the room was far too small ,the cooked breakfast was microwaved and a very small portion .

Not much. It was uncomfortble, very sparse breakfast, strong smells from the cooking of the proprieters, small, inconvenient bathroom facilities, unable to find any ventilation, Sunhelpful staff. In general, I would not recommend it.

Please see above. This accomodation was not worth the price.

  • Family with children

The only positive thing was that you had parking.

The hotel was worn out, the shower tap burnt my arm, the furniture was as if it would fall over (hangers were one from a children sales and the other from dry cleaners), overall cleanliness was on a very low level.
